Roof Inspections

Visible Roof Condition for Buyers, Sellers and Owners

A roof inspection documents the visible condition of the roof covering and related components.

A roof inspection documents the visible and accessible condition of a roof's coverings, flashing, penetrations, gutters and drainage. It can help you understand the roof's current condition before a purchase or sale, or after a storm. It is not a roofing warranty, a leak guarantee or an estimate of remaining life.

Centsable Inspections INC's inspection team includes Timothy Thrasher and Neal Thrasher, both CCMI-certified inspectors serving Central and North Alabama. Your inspection will be performed by a qualified member of the Centsable team.

Use It to Plan, Not Predict

Roofs wear with age and weather. This inspection documents visible conditions on the day; it cannot predict when leaks will occur or how long a roof will last. If we see signs that call for a closer look, we recommend evaluation by a licensed roofing contractor.

Frequently Asked Questions

Do you walk on the roof?

Access depends on roof type, pitch, height, weather and safety. Where walking is not safe, the roof may be evaluated from the ground, ladder or with other tools, and the report will say so.

Is a roof inspection part of a home inspection?

A home inspection includes the visible roof. A separate roof inspection is for buyers, sellers or owners who want a dedicated look at the roof.

Can you tell me how many years are left on my roof?

No. We document visible condition. Remaining life depends on many factors and is best discussed with a roofing contractor.

Do you inspect commercial roofs?

See our commercial roof infrared service and commercial inspections.

What areas do you serve?
