CENTSABLE INSPECTIONS INC
Home Inspector in Hoover, AL
Hoover is a newer market than Birmingham, and that changes what an inspection has to look for. These are largely subdivision homes from the 1980s onward, and they are now old enough that their original systems are reaching the end of the line all at once.
SERVING HOOVER
What Makes Hoover Different
Riverchase, Bluff Park, Trace Crossings, Ross Bridge, Greystone, and the neighborhoods off Highway 150 were built in waves. A house built in 1988 and a house built in 2008 are not the same inspection, and neither is the same as a home built in the last five years.
The pattern with the older Hoover subdivisions is that everything was installed at once, so everything wears out at once. Original HVAC equipment, original water heaters, original roofs, and original builder-grade plumbing all reach end of life within a few years of each other. Buyers are often surprised by how much deferred capital cost is sitting in a house that shows beautifully.
Two era-specific materials matter here. Polybutylene supply piping was widely used into the mid-1990s and is a known insurability problem. Synthetic stucco, or EIFS, was used on a number of larger homes and traps moisture behind the cladding when it was not detailed correctly.
WHAT WE FIND HERE
Common Findings in Hoover Properties
Every market has its own patterns. These are the issues that come up most often on inspections around Hoover.
Polybutylene Plumbing
Grey plastic supply lines common in homes built into the mid-1990s. Insurers treat it as a liability and it fails without warning.
End-of-Life HVAC
Original systems in 1980s and 1990s subdivisions are well past normal service life. We assess age, condition, and what is realistically left.
EIFS / Synthetic Stucco
Attractive cladding that traps water behind it when flashing and terminations were done badly. The damage is hidden until it is severe.
Original Roofing
Large complex rooflines with a lot of valleys and penetrations, many still on the covering the builder installed.
Decks & Screened Porches
Ledger attachment, flashing, and fastener corrosion — the most common serious safety defect we find on suburban homes.
Grading & Drainage
Hillside lots with negative grading, buried downspouts, and retaining walls pushing water toward the foundation instead of away from it.
