What Makes Birmingham Different
Large parts of Birmingham were built before the Second World War. Crestwood, Avondale, Forest Park, Highland Park, and Norwood are full of bungalows and four-squares that have been added onto, rewired, re-plumbed, and re-roofed by several generations of owners — not all of whom pulled a permit. The house you are buying is rarely the house that was built.
The other constant here is the soil. Birmingham sits on red clay that swells when it is wet and shrinks when it dries, and it moves foundations with it. Some of that movement is seasonal and harmless. Some of it is structural. Telling those apart is most of the job on an older Birmingham home.
