New-Construction Phase Inspections

Inspections at Key Stages of a New Build

Phase inspections document conditions while key components are still visible and accessible.

A new home can still have defects, and some are easier to see before walls are closed. Phase inspections are performed at agreed stages of construction, commonly before the drywall is installed and again before closing. Each phase documents the visible and accessible conditions at that point so you can raise concerns with the builder while they can still be addressed.

Centsable Inspections INC's inspection team includes Timothy Thrasher and Neal Thrasher, both CCMI-certified inspectors serving Central and North Alabama. Your inspection will be performed by a qualified member of the Centsable team.

Raise Issues While They Are Easier to Fix

Raising a concern before closing, or before walls are closed, is often easier than after. Phase inspections do not supervise the builder or replace municipal inspections, and they cannot see concealed components. Which stages to inspect is agreed with you in advance.

Standards and Limits

Residential inspections follow the applicable residential inspection standard. The inspection documents visible and accessible conditions and is not municipal code enforcement, an engineering evaluation, or a guarantee of future performance.

Frequently Asked Questions

Don't new homes get inspected by the city already?

Municipal inspections serve a different purpose than an independent inspection for the buyer. A buyer's inspection documents visible conditions for your benefit.

When should the phase inspections happen?

Commonly before drywall and before closing, but the stages are agreed for each build.

Can you inspect a home that is already finished?

Yes. A pre-closing inspection of a completed new home is a common service.

Will the builder fix what you find?

That depends on the builder and your contract. A documented list gives you something specific to raise.

What areas do you serve?
