Warranty Inspections

11-Month Warranty Inspections

Document Issues Before Your Builder Warranty Ends

An inspection near the end of the first year documents visible conditions you can report to the builder.

Many builders offer a one-year warranty on a new home. An 11-month warranty inspection is a home inspection performed shortly before that warranty ends, so conditions that have appeared since closing can be documented and reported. Warranty terms vary by builder, so read your warranty to see what it covers and how and when to submit a claim.

Centsable Inspections INC's inspection team includes Timothy Thrasher and Neal Thrasher, both CCMI-certified inspectors serving Central and North Alabama. Your inspection will be performed by a qualified member of the Centsable team.

Use the Warranty Period

Conditions that are not reported before a warranty expires may no longer be covered, depending on the warranty. We cannot tell you what your warranty covers or guarantee that a builder will accept a claim. Our report documents what was visible and accessible on the day of inspection.

Frequently Asked Questions

When should I schedule it?

A month or two before your warranty ends, so you have time to submit a claim. Check your warranty for exact dates.

Will the builder have to fix what you find?

That depends on the terms of your warranty and the builder. We document conditions; we do not decide coverage.

What if my warranty is longer or shorter than a year?

Schedule the inspection before whatever deadline your warranty sets.

Is this different from a regular home inspection?

The process is the same. The timing and purpose are different.
