A triple net lease moves taxes, insurance, and maintenance from the landlord to the tenant. In practice that means the tenant pays for the roof when it leaks, the HVAC when it fails, and the foundation when it moves.
A NNN lease inspection is a detailed, pre-lease evaluation of the building's major systems and structure. The point is simple: document the real condition before you sign, so you know which repairs and expenses are about to become yours.
