What CCMI Actually Means

There are a lot of home inspectors. Getting a license requires passing a state exam and logging some inspections. That's the floor. The CCMI designation is further up than that.

To earn the Certified Master Inspector designation, an inspector has to complete 1,000 fee-paid inspections and pass an additional examination through the Master Inspector Certification Board. Right now, fewer than 3% of working inspectors in the US hold it.

Why does that gap matter?

Because an inspection is only worth what the inspector knows. Most defects aren't hard to see once you know what you're looking at. But knowing which patterns in an older house matter, knowing what to flag versus what to leave alone, knowing how to explain what you found in plain language — that's the product. The license gets you in the door. The experience tells you what to do once you're there.
