What does a Centsable home inspection cover?
Every inspection follows InterNACHI Standards of Practice: structure and foundation, roof, exterior and drainage, plumbing, electrical, HVAC, insulation and ventilation, interiors, and built-in appliances. You get clear photos of what we found and plain-language notes on what each finding actually means for the house.
How long does a home inspection take?
Most homes take three to four hours depending on size and age. Larger or older properties take longer. You are welcome to walk along with us - buyers who attend tend to get far more out of the report than buyers who only read it.
Do I need an inspection on a brand-new home?
Yes. New construction is built fast, and a municipal code inspection is not the same as an independent inspection working for you. We regularly find missing flashing, unsealed penetrations, drainage graded toward the house, and HVAC work left unfinished on homes that already passed a code inspection.
Can a home inspection fail?
No. An inspection is not a pass or fail test and it is not a code compliance check. It is a condition report. We document what we find, tell you which items are safety concerns, which are near the end of their service life, and which are minor - and you decide what to do with that information.
What is a triple net (NNN) lease inspection?
Under a triple net lease the tenant takes on the building's maintenance, so you inherit the condition of the roof, the HVAC, the parking lot, and the structure the day you sign. A NNN lease inspection documents that condition before the lease is yours, so you know what you are agreeing to maintain. It is a specialty most inspection firms in this market do not offer.
What certifications should I look for in a Birmingham home inspector?
Look for a Certified Code Master Inspector (CCMI) - it is the highest designation in the field and it requires code knowledge on top of inspection training.
